CSOB Pre Mortgage Loan

A special-purpose loan intended for citizens of the Czech Republic and the European Union, or persons with permanent residence in the Czech Republic who are older than 18 years of age for the purchase of an immovable into personal ownership where the method of acquisition does not meet the conditions for setting a right of lien to the immovable. The credit will then be pre-financed from CSOB Mortgage. It can also be combined with the CSOB 2 in 1 Mortgage.

 


Benefits

You can use the loan to purchase an immovable that initially cannot be financed with a CSOB Mortgage, because it is not possible to use the purchased immovable as a security (this can involve, for example, privatisation of a residential fund, the purchase of a co-operative flat, or the purchase of houses or flats within the scope of a developer´s project).

Other merits include:

  • credit processed along with the CSOB Mortgage,
  • throughout the duration of the loan you will only pay interest, the principal is paid from the payment from CSOB Mortgage,
  • possibility of premature repayment at any time without penalty,
  • the loan is not secured with a right of lien.

 

Get Acquainted

The mortgage can be received for the purpose of:

  • privatization of municipal residences,
  • purchase of construction sites from a municipality,
  • purchase of an immovable, in the case of the sale of business immovable (residential units, houses) into a citizen´s personal ownership,
  • the purchase of flats and houses within the scope of a developer´s project,
  • purchase of co-operative flats with no need to use an immovable in personal ownership as security,
  • construction of modern housing (kit homes, wooden structures, prefab systems),
  • purchase of an immovable in auction, bankruptcy, or seizure by direct sale,
  • temporary expansion of the client´s own resources when constructing an immovable,
  • when the loan is drawn on for construction or reconstruction of real estate, we can credit funds from the loan directly to your account. You prove the use of the funds to the bank only afterwards.

The mortgage cannot be received for the purpose of:

  • the purchase and sale of immovables among citizens.

Other characteristics include:

  • Amount - the maximum amount is given by the maximum amount of the CSOB Mortgage and your abilities for repayment.
  • Term - the maximum repayment of the loan is one year, the loan is repaid from the CSOB Mortgage provided.

 

Terms of Use

  • you can get this loan if you are older than 18 years of age or if you are not older than 70 years of age as of the day of final repayment,
  • you must have income from gainful activity or business enterprise, or other income recognised by the bank,
  • married couples, parents and children, relatives, partners, and persons in the relationship other than kinship can request the loan together, however they may be no more than four applicants from two households,
  • at least one of the applicants must become the owner of the mortgage immovable,
  • conclusion of a contract for CSOB Mortgage and the performance of all terms and conditions set forth therein, with the exception of the right of lien and insurance to the immovable.
