CSOB Mortgage without Substantiating Income

A loan intended for citizens of the Czech Republic and the European Union, or persons with permanent residence in the Czech Republic who are older than 18 years of age for investing in an immovable (even outside of the Czech Republic. The credit is secured with a right of lien to real estate in the Czech Republic.
To receive the mortgage you do not have to substantiate your income, which not only appeals to businessmen whose amount of income as stated in their tax returns is insufficient for obtaining a mortgage under standard terms and conditions, but also to more affluent persons who do not want to substantiate the amount of their income.


 

Benefits

By eliminating the need to prove your income you are offered an easier way to get a loan. When setting up the mortgage, we will also guarantee an interest rate for 30 days. Thus, you will have time to set up everything you need with the certainty that the interest rate will stay the same, even if the rates on the market increase in the meantime.

Other merits include:

  • service at a single location - consultation, insurance, and real estate appraisals (including the possibility of express valuation of the value of residential units using a "price maps" right at the CSOB branch),
  • you pay a fee for processing the application only in the event of the mortgage being provided,
  • express handling of applications with no fee,
  • option of a discount from the interest rate of up to 0.25%,
  • 30-day guarantee of interest rate with fixation (validity) of the interest rate for 1 to 30 years,
  • interest rate fixation from the 1st year until the 30th year,
  • mortgage repayment within 5 to 40 years,
  • the same amount of repayment guaranteed throughout the duration of the mortgage,
  • possibility of repayment without penalty (during the period that the interest rate,
  • possibility of writing off up to 300,000 CZK annually in payment interest from your tax base,
  • back payment of invoices relating to the purpose of the mortgage - these funds may then be used for anything,
  • possibility of selling the immovable along with the mortgage at any time during the term of repayment.
When arranging a mortgage directly in the branch:


Get Acquainted

You can invest in:

  • a family house,
  • a flat in private ownership,
  • a building for individual recreation (a cottage or bungalow),
  • a family house,
  • real estate facilities (for example a pool, fireplace, fencing, projects, varied services, preparing the building site, built in or freestanding kitchen appliances).

The mortgage can be received for the purpose of:

  • purchasing an immovable into private ownership (or co-ownership),
  • purchasing cooperative shares,
  • the construction or reconstruction of an immovable,
  • the settlement of the common estate of a married couple or inheritance,
  • refinancing loans from other banks and building savings institutions,
  • a combination of the purposes described above.

Other characteristics include:

  • Security - security always with a right of lien to an immovable to the credit of the bank. The pledged immovable must be within the Czech Republic and must be insured against natural disasters and other risks.
  • Amount - the minimum amount is 200 000 CZK, the minimum amount is limited to 5 000 000 CZK and 50 % of the lien value of the immovable as established by the bank, the amount of the value of the investment in the immovable, and the ability of the client to repay.
  • Use - one-time (for example a purchase). gradually (for example a structural modifications),
  • Repayment - Annuity - throughout the term of the validity of the interest rate you will always pay the same amount, which includes the principal and interest.
  • Term - mortgage repayment within 5 to 40 years.
  • Interest rate- fixed for a period of 1, 3, 5, 10 - 30 years, depends only on your selection.

Terms of Use:

  • you can get this loan if you are older than 18 years of age or if you are not older than 70 years of age as of the day of final repayment,
  • married couples, parents and children, relatives, partners, and persons in the relationship other than kinship can request the loan together, however they may be no more than four applicants from two households,
  • at least one of the applicants must be the owner of the accredited immovable or become the owner through the implementation of the investment plan.
